Routine Inspections

A routine inspection is not a housework inspection; the person inspecting the property should appreciate that people are living there. However, the tenant should have the property in good condition on the day of inspection. As part of the maintenance inspection inside and outside the rental property, property managers/owners may also check for any water leaks, evidence of pests, damage or deterioration to the property. Ensure any inclusions and property fixtures are working. Look at any future maintenance items that may need to be addressed.

Repairs and Restorations

Repairs and restorations refer to the processes involved in fixing or renewing damaged or deteriorated objects, structures, or systems. Restrore to proper operating condition a tank, pipe, spill prevention equipment, overfill prevention equipment, corrosion protection equipment, release detection equipment or other UST system component that has caused a release of product from the UST system or has failed to function properly.

Pressure washing or cleaning the building’s exterior surfaces, windows, and facades to remove dirt, grime, and stains. The process of cleaning a building’s exterior part including the restoration of hygiene or removal of litter and/or dirt on the outside of the building. It is not to be confused with interior cleaning, the act of cleaning inside a building. Exterior cleaning draws on aspects of environmental care and public safety, in addition to traditional cleaning. This industry provides exterior cleaning services for residential and commercial buildings. Services include power washing and other cleaning services for windows, driveways, swimming pools, gutters and ventilation ducts

Safety Inspections and Code Compliance

Conducting safety inspections to ensure compliance with building codes and regulations and addressing any necessary updates or modifications. A safety inspection is an on-site walk through to identify potential hazards to occupants and personnel and options for remedial action. Safety inspections are also important for property insurance issues. A review of safety equipment is also completed to verify proper working order. After completion of a safety inspection, the responsible area supervisor, building coordinator, campus facilities maintenance and appropriate personnel is contacted for remedial action.
